If you’re from the North East or colder climates, you might be using the term boiler repair and maintenance. In some homes up North, the boiler actually does heat all the hot water for the home. It works almost like a tankless water heater, as the cold water passes through the boiler it heats the water via a coil, the cold water is heated quickly and then continues to your showers and faucets.

Over time those heating elements can start to deteriorate and need to be replaced. Sometimes they split open exposing the internal heating components causing the electric breaker to trip. Also, when the heating elements start to over work, it will draw too much power and cause the electrical breaker to trip. In some cases it can start a fire if a wire is shorted and burnt out.

It could also be the dip tube that feeds cold water into the tank and down to the bottom. If this dip tube is cracked in the middle, it can mix the water and give you symptoms of a 2-minute shower. The dip tube is made from plastic and is factory installed from the top of the cold water inlet to the bottom of the tank. As you open the faucet, cold water pushes into the tank and causes the hot water at the top of the tank to flow out. Hot water rises, it’s a natural occurrence. So if the dip tube is cracked 8” from the top of the tank, the cold water spilling in will mix with the hot water and cool it down quickly.
