If you’re from the North East or colder climates, you might be using the term boiler repair and maintenance. In some homes up north, the boiler actually does heat all the hot water for the home. It works almost like a tankless water heater, as the cold water passes through the boiler it heats the water via a coil, the cold water is heated quickly and then continues to your showers and faucets.

Most common in south Florida in the Miami area are electric water heaters. They’re fairly simple in terms of components.

Inside are two heating elements. They are installed into holes in the side of the tank and accessible from the outside to be replaced. They’re about 12”-18” long, it depends how wide the tank is. The skinnier tanks have heating elements that fold over and double up to provide enough heating power.

And there are two thermostats to control these heating elements from turning on and off and controlling how hot the water should get.

Over time those heating elements can start to deteriorate and need to be replaced. Sometimes they split open exposing the internal heating components causing the electric breaker to trip. Also when the heating elements start to over work, it will draw too much power and cause the electrical breaker to trip.

When the breaker trips, it’s a warning sign that something is wrong with the water heater and is in need of repair. Don’t force the breaker on again multiple times. In some cases it can start a fire if a wire is shorted and burnt out.

So if you’re experiencing no hot water, it’s likely a result of one of the water heater components acting up.

If you get hot water but only for 2 minutes, it’s possible only one heating element has gone bad. It could also be the dip tube that feeds cold water into the tank and down to the bottom.

If this dip tube is cracked in the middle, it can mix the water and give you symptoms of a 2 minute shower. The dip tube is made from plastic and is factory installed from the top of the cold water inlet to the bottom of the tank. As you open the faucet, cold water pushes into the tank and causes the water (hot water) at the top of the tank to flow out.

Hot water rises, It’s a natural occurrence. So if the dip tube is cracked 8” from the top of the tank, the cold water spilling in will mix with the hot water and cool it down quickly.
